“I've been a resident here for almost five years and it's one of the best complexes I've ever lived at, with a few caveats that are really not the staff's fault. Highly recommended for anyone working in the Dayton area, or even surrounding areas. I lived in Springboro for a few years and much prefer this location. You're basically on the edge of Centerville, Kettering, and Dayton, about 50 minutes from Cincinnati, and about an hour and 15 minutes from Columbus. Just wanted to say that I disagree with a review below talking about heating and energy bills. Unless you crank your furnace up in winter or have it running nonstop, my energy bills have always been very reasonable for a one bedroom, $50-$80ish. My bill in February was $82 and that was the highest it's been and is not the norm. It's usually around $50. The complex is perfectly situated 5-10 minutes away from almost any store you would need (Kroger, Costco, Target, Home Depot, etc) and almost every major fast food chain. The highway is also very close, which is a good and a bad thing, because during rush hour, traffic is usually hectic. There's also a Planet Fitness close by. The Greene, which is a very nice outdoor strip mall with a movie theater and tons of other restaurants and shops, is only about 10 minutes away as well. Around 20 minutes away is Austin Landing, which is also a nice outdoor strip mall with restaurants, entertainment, and shops. One of my favorite things about Waterford is that it's basically surrounded by trees and nature, and the complex itself is very walkable. There's nice sidewalks around the complex and you'll see plenty of people walking around during the day or at night to get some exercise. There is a nature reserve right across the street and I take frequent walks through there as well, and it's a pretty reserve. The complex is very dog friendly as well if you have pets. The complex is also removed enough away from the city that it's usually pretty quiet at night, outside of the cars you can hear from Feedwire Rd. One caveat to this is that there is only one entrance into Waterford and the traffic on this road tends to be a bit heavy during the day. There are two exits, but the eastern exit is a one way right turn and shouldn't be used as an entrance. I live in a one bedroom with a garage unit, a 2nd floor unit. This is IMO the best set up to get. If you aren't able to snag a garage unit, you will be parking outside, but there are parking spots all over the complex. Some of the units at the bottom of the buildings are more removed from the street, so I imagine moving in and out of these units would be more of a challenge as you're basically at the bottom of a hill and sometimes, towards the back of a building. At least in my unit, the stairway is wide and spacious which is very helpful during moving. The units themselves are well-designed and aesthetically pleasing. The flooring is vinyl-wood with only the bedroom and entry-way stairs having carpeting - a feature I really like. The utilities are fine. The oven is an electric flat top which can take some getting used to if you previously had an oven with coils or gas. There is hard water here which will leave calcium spots on your pans and silverware. Not a huge deal if you get something like Barkeeper's Friend for scrubbing. You definitely want a Brita filter or something for drinking water. The water pressure in the shower is also not the best and will sometimes be weaker at random times. Negatives - there is one trash compactor for everyone's trash, and people consistently have a problem throwing their trash all the way in and compacting it. I've lived here for 5 years and people's trash tends to pile up on weekends. Usually, this is a people problem, much like people leaving their grocery carts out in a parking lot instead of returning them to a corral. Most people are friendly; some neighbors can be a little loud. I only had to get higher authorities involved one time for some extreme circumstances with a neighboring unit, and those people were either kicked out or left.”

Very new and modern design. Beautiful club house, pool and grilling area. Very close to restaurants and different stores. I will recommend Waterford at Sugarcreek to everyone.”
